Conserve Energy
Tridel helps our home-buyers save energy based on the principal of efficiency. We ensure that the equipment in your suite and in your building operates as efficiently as possible and uses less energy.

How do we do this?

  • All of the major currently eligible appliances in a Tridel condo are Energy Star™ rated. The average savings from the clothes washer, refrigerator and dishwasher are expected to be over 30%.
  • For heating, Tridel specifies high efficiency boilers to maximize operating efficiencies.
  • Energy efficient cooling equipment is also specified for all Tridel projects.
  • Tridel minimizes heat loss by insulating and sealing the building envelope and by using awning windows as well as low-E, argon filled double glazed windows. This also ensures additional comfort.
  • Ventilation systems traditionally utilize large amounts of energy. Tridel will be installing energy recovery ventilators on exhaust air to significantly reduce heating and cooling costs and supply fresh air.
  • Placing sub-meters and thermal meters in every suite allows the condominium corporation (or a service company) to allocate costs to individual owners based on their suite's energy consumption.
  • Compact fluorescent lights and other high efficiency interior lighting designs are installed in common areas to lower electricity costs. In suite light fixtures are designed to fit long lasting, energy saving lamps.
  • Installing lighting controls to reduce lighting levels in some unoccupied spaces.
Save Money
There are two types of costs in a condominium: Common charges for services and expenses that pertain to the common areas in the building and that are billed to owners by the Condominium Corporation; and private, in-suite utility and service charges that are billed directly to the individual owner. Gas, electricity and water charges – amount to roughly 40% of the common charges in a Condominium.

How can you save money?

  • Installing sub-meters at each suite for allocating costs based directly on individual consumption levels. This allows individual owners to control their own costs.
  • Water efficiency - the combination of dual flush high performance toilets and low-flow faucets and showerheads shave roughly 25% of a building’s overall water consumption.
  • Energy efficiency appliances, heating/cooling systems, and lighting save on electricity usage.
Healthy Environment
Since Canadians spend an average of 90% of their time indoors, the quality of the indoor air is at least as important as the quality of the air outside. Because Tridel strives for high quality, we take extra care in designing effective ventilation and selecting low-emitting finishing products.

How is a Tridel building healthier?

  • State-of-the-Art Ventilation - Tridel communities benefit from innovative approaches to ventilation using filtered fresh air.
  • Low-Emitting Materials of Volatile Organic Compounds (VOCs) – including carpets, paints and coatings, as well as adhesives and sealants.
  • Individualized Comfort - suites are equipped with comfort controls to allow homeowners to adjust settings within their home to make them as suitable as possible.
Protect the Environment
Overall, buildings consume over one-third of all primary energy, two thirds of all electricity generated, one-third of all raw materials inputs and a growing percentage of our freshwater resources. At the same time, buildings account for one-third of greenhouse gas emissions and material waste output.

How does living in a new Tridel building help you do your part?

  • New Tridel buildings are at least 25% more energy efficient than a building designed to the Canadian Government’s Model National Energy Code for Buildings.
  • Energy performance modeling conducted by the City of Toronto on new Tridel buildings shows that the average Tridel development exceeds the CO2 emissions reduction targets of the Canadian Government’s One Tonne Challenge.
  • Strategic locations in higher density areas allows Tridel purchasers to take advantage of local public transportation.
  • Attention to products and materials used during construction, ideally using locally and regionally manufactured products with higher volumes of recycled content.

Does it cost more to build and live in a Tridel ‘Naturally Better®’ building?

High performance buildings do cost more to build today. They are also worth more because they deliver operating cost savings by reducing your monthly energy bills.

In order to cover the additional cost associated with higher performing buildings, and to avoid increasing prices, Tridel leverages these operating cost-savings in order to obtain green building loans from the Toronto Atmospheric Fund.
