Construction Progress at Ventus Phase 2

Construction at Ventus is moving along well, we are now pouring concrete for the 28th floor, and the exterior precast has been installed to the 17th floor. Windows are being installed currently on the 15th floor and the interior finishing work such as drywall has already begun on the ground level.

Metrogate Park gets playground and Ventus nears occupancy

Kids living in Metrogate, in Scarborough, are going to have a fun summer as the park has a brand new playground that will open next week! The north-east corner will remain closed as artwork is being installed and a temporary fence will remain on the east and north side to hoard off the construction activities from Ventus and Avani.

Metrogate Park features multi-use green spaces for fun, relaxation and exercise. The playground has a jungle gym, monkey bars, slide, and other fun things for kids to climb on and explore. The park also has playing fields, pedestrian walkways, and a ravine. It’s very environmentally friendly as well, as Metrogate is targeting LEED® neighbourhood development certification. Ventus is also coming along nicely. Homeowner orientation walk-throughs of Ventus tower 1 begin the first week of June and occupancy will begin in July.

There are suites still available at Ventus and Avani. Three suites remain at Solaris that are entirely move in ready. And if you want to get the kids out of your hair, there’s a daycare at Solaris!

Realtor Quest 2012

Realtors, realtors everywhere! You know you’re in Toronto when a realtor trade show and conference expects 8,000 attendants. Tridel was at Realtor Quest yesterday, which continues today, with a booth in the Builder’s Boulevard. And the place was packed! Well dressed men and women strolled the aisles, chatting and learning about the newest tricks of the realty trade. Booths included different real estate associations (Bahamas Real Estate, anyone?) and digital products and booths for interior design, moving services, banking, and security.  In Builder’s Boulevard, they all wanted to get in on the hottest developments.

“Ten York! Everyone is asking about Ten York,” most of Tridel’s Sales Representatives and Associates told me. “We just remind them to register to get the latest updates.”

In addition, information was given on other Tridel developments, such as Avani, Two Old Mill and Aristo, as well as an exciting new launch coming to the Yonge and Eglinton area — 101 Erskine.

On display was also our new e-worksheets program. These have been used at Atria and are a condo reservation system that is done completely electronically instead of through the traditional paper and fax system.

“It makes the process much easier,” say Winson Chan, Regional Sales Manager. “We have created an improved system that we will be using for upcoming developments.”

Anita Zaman returns to West Village

There’s a familiar face back at West Village in Etobicoke. Sales Representative Anita Zaman has returned from maternity leave. Anita has been working with Tridel for the past 6 years successfully selling condominiums in the GTA such as Circa at Markham Town Centre, Element in downtown Toronto and North York’s Hullmark Centre. 

“The one thing I can truly say is unique about West Village is that it will be a positive addition to the neighbourhood,” says Anita. “We are not just building a one tower development, we are building a whole new community with easy access to downtown yet far from downtown pricing.”

Anita is also multilingual and can speak Farsi, Hindi, Urdu and English.

“I am excited to come back to work as much as I will miss my little one, I have always been a working mom,” says Anita. “My son Joseph, who will be 10 months old at the end of this week, is the best thing that happened to us. He is the happiest little guy ever, very friendly and a big flirt with the pretty girls.”

Tridel wins green at 2012 BILD Awards

We defended our reign as the most environmentally friendly condo builder in the GTA, possibly even in Canada, at last Friday’s BILD Awards. Tridel was awarded Green Builder of the Year — our fifth win in six years!

It was an exciting night for the industry as almost one thousand filled the massive Paramount Conference and Event Centre. Armed with cocktails, industry professionals mixed and mingled in an opening reception, then took their seats at nicely decorated tables already holding the antipasto — cheeses, meats, seafood, breads, roasted vegetables. Builders do not go hungry!

The ceremony got off to a rousing, if somewhat confusing, start as the band and singers began performing Lionel Ritchie’s “All Night Long”. Then members of the crowd starting standing, singing along and joining the dancing on stage. Many were unsure whether they were performers or guests who had overindulged at the martini station. But it was a fun way to start the event.

The marketing awards were up first and we were awarded Best Social Media Campaign for the Reve EcoSuite unveiling party. This was a great event in which we showcased amazing green condo technology. We made it a totally “social” event, inviting bloggers and projecting the twitter feed about the event in the party rooms. Thanks to The Brand Factory for making this campaign possible!

Keeping things digital, we then won Best Website – High Rise, with The Brand Factory. Our sleek new website – tridel.com – was launched last November. It presents our projects in a clean and stylish way with all the necessary info on buying a condo. Read more about the features of the website redesign.

After a nice dinner and cute little dessert trio, we were on to the design and sales awards. Our fantastic interior design team, lead by Stella Salvador, won Best Model Suite for the gorgeous EcoSuite, Reve’s PH24. For more about the features in this suite, visit the EcoSuite website.

Then Best Sales Team – High Rise went to Nasim Radkhoshnoud and Tiffani Tsoi for making Alto at Atria North York’s best selling condo of 2011. Way to go, ladies!

Next was the big awards and, of course, Green Builder of the Year. 

Some wonder why we care so much about going green when many builders build to codes and standards. Subhi Alsayed, Tridel’s Innovation Manager, answered this recently at National Engineering Day.

“Tridel has been in this industry for over 60 years now, and when you’re at this point you have to make a choice. Either sit back and follow what others do, or take the initiative and chose to transform the market and set the example for others. Tridel made the latter choice, to continue to be the market leader”

Tridel has sold more LEED candidate suites than any other builder in the GTA and we launched seven LEED projects this year. Delmanor Northtown was awarded the first LEED certification for a retirement residence. Tridel also donated approximately $100,000 to TowerLabs@MaRS, where studies and pilot projects were conducted on energy recovery cores, stack effect, and long-term energy savings in LEED buildings. Tridel was the co-creator and first builder to participate in the Toronto Atmospheric Fund Green Condo Loan program in 2008. This year, over $2.7 million was advanced in green loans. This money will be entirely dedicated to making Tridel communities more sustainable, environmentally friendly and healthier for residents.

Toronto Life also suggested a hologram doorman, like the Tupac hologram that performed at Coachella music festival this year, should be the next step in condo virtual reality. Now that would be futuristic!

Tridel will be at Realtor Quest 2012

We will again be making an appearance at this year’s Realtor Quest, Canada’s largest realtor conference, with two booths and some new information on upcoming launches and current projects.

The event will be held on May 2 and 3 at the Toronto Congress Centre and is free for all TREB members. We will be part of RealNet’s Builder Boulevard featuring some of Toronto’s largest builders.

Last year’s event saw more than 7,000 realtors gathering, sharing information and learning about the newest tricks of the trades.

Education sessions are held on such topics as “Why Deals Fall Apart” and “Developing a Social Media Strategy that Sells”. Realtor Quest will also feature a health and wellness component featuring information on fitness, blood pressure and vision. There will be an oxygen bar, chair massages and yoga demonstrations and BodyBreak’s Hal Johnson and Joanne McLeod will be presenting a session.

Week in Review — single women dominating market, BOLT Casino Night a success, Walk of Life registration open

Tridel’s Senior Vice President of Sales and Marketing, Jim Ritchie, was quoted in a National Post article this week about single women dominating the market.

After all, times have changed. Not only are self-sufficient women getting mortgages, they’re dominating the market: It’s estimated that more than 20% of property sales in Toronto are thanks to this demographic.

Jim Ritchie, vice-president of sales for Tridel, says the statistic might be even higher. “I can’t speak for the entire industry,” he says, “but I can tell you I’ve looked at the past 10,000 transactions for our condo sales and, pretty consistently, about a third of the buyers are single women.”

An update on the BOLT Heart-to-Heart Casino Night was posted on the BOLT website as well as some great photos of the event. More than $400,000 was raised to help connect youth with careers in construction. Way to go!

Lots of fun was had at the BOLT Heart-to-Heart Casino Night while also raising lots of money for youth wanting a career in construction.

And if you’re still feeling charitable, the registrations and donations page for the Cardiac Health Foundation’s Walk of Life is now live. Tridel is a national supporter and it’s a great event and cause to get involved with.
