By reducing upfront taxes on new condominiums purchased from a developer, this initiative can help buyers enter the market sooner and explore new condo communities across Toronto and the GTA with greater confidence.
A New Opportunity for First-Time Buyers
Eligible first-time buyers can now receive a rebate of the 5% GST on newly built homes, helping reduce the upfront cost of purchasing a new condominium and making homeownership more accessible.
The Government of Canada now provides a 100% rebate of the 5% GST on newly built homes priced up to $1 million for eligible first-time buyers. The rebate gradually decreases for homes priced between $1 million and $1.5 million.
Generally, a first-time buyer is someone who has not owned or lived in a home they owned in the past four years and intends to occupy the new home as their primary residence. Additional eligibility requirements may apply. For the full list of qualifications, visit the Government of Canada page.
The rebate applies to newly constructed homes purchased from a builder, including condominium units.
The Ontario government has proposed removing the 8% provincial portion of the HST for first-time buyers, though this measure has not yet been finalized.
