What happens after I sign my purchase agreement?
After signing, you will receive your Agreement of Purchase and Sale (APS) along with supporting documents outlining your suite details and key dates. This package serves as your primary reference throughout construction and includes important timelines, specifications, and next steps leading to occupancy and closing.
What documents should I keep for reference?
Your APS and all attached schedules are the most important documents to keep. These include floor plans, specifications, and critical dates. You should also retain any amendments, receipts, and correspondence, as they may be needed for legal, financial, or warranty-related purposes later in the process.
Do I need to provide lawyer and mortgage information?
Yes. During construction, you will be asked to provide your lawyer’s contact information and mortgage details when available. This helps coordinate closing preparations and ensures all legal and financial requirements are completed on time, reducing the risk of delays as your occupancy date approaches.
How are parking and lockers assigned?
Parking and locker details are outlined in your APS or provided at a later stage, depending on the community. In some cases, assignments are confirmed closer to occupancy. Availability and selection processes can vary, so it’s important to review your agreement and any updates provided during construction.
Will I have an opportunity to select finishes?
If you purchased early in the construction process, you will be invited to select finishes and upgrades. These selections are typically made through scheduled design appointments. Availability depends on construction timing, and some options may be limited or pre-selected for later-stage purchases.
When will I be contacted for design appointments?
Design appointment invitations are sent based on construction progress, often aligned with your floor level or suite location. Notifications are sent by email, so it’s important to keep your contact information up to date and respond promptly to secure your preferred appointment time.
Construction Progress and Communication
How will I receive construction updates?
Updates are generally provided at key milestones throughout the construction process. These are communicated by email and are also posted on Tridel.com in each community’s dedicated News section. Staying informed helps you track progress, understand timeline changes, and prepare for upcoming steps such as design selections and occupancy.
What kind of updates should I expect?
You can expect updates at major stages such as construction start, structural completion, and interior progress. Notifications may also include changes to timelines or key dates. These updates are intended to keep you informed and help you plan ahead as your suite nears completion.
What does “waiting to occupy” mean?
“Waiting to occupy” means your suite is still under construction and not yet ready for move-in. During this period, timelines may be adjusted as construction progresses. You will continue to receive updates until your suite is complete and an occupancy date is confirmed.
Can my occupancy date change?
Yes. Occupancy dates are estimates and may change due to construction progress, inspections, or external factors such as weather or supply delays. If there is a change in your occupancy date, you will receive formal written notice of any changes in accordance with applicable regulations.
Preparing for Occupancy and Closing
What is a Homeowner Orientation?
A Homeowner Orientation is a scheduled walk-through of your suite before occupancy. During this visit, you will learn how key systems work, review finishes, and receive important maintenance and warranty information to help you prepare for move-in.
What is a Pre-Delivery Inspection (PDI)?
The Pre-Delivery Inspection takes place during your orientation and allows you to examine your suite in detail. You can note any deficiencies or concerns, which are recorded and addressed where possible. This inspection also creates an official record for warranty purposes.
What is interim occupancy?
Interim occupancy is the period during which you can move into your suite before the final closing and the legal transfer of ownership. During this time, you have possession of the suite but do not yet hold title, as the condominium has not yet been registered.
What are occupancy fees?
Occupancy fees are monthly payments made during interim occupancy. They typically include estimated property taxes, condominium fees, and interest on the unpaid balance of the purchase price. These fees are not mortgage payments and do not reduce your principal.
What is the New Home Closing Package?
This package is provided prior to occupancy and includes financial details, estimated closing costs, legal documents, and instructions for setting up utilities. It is typically sent to your lawyer to review and finalize all requirements before your occupancy date.
Do I need insurance before moving in?
Yes. You are required to obtain condominium homeowner’s insurance before occupancy. This coverage protects your personal belongings, upgrades within your suite, and provides liability protection, as the building’s insurance does not cover individual suite contents.
Moving In and Final Ownership
When do I receive my keys?
You will typically receive your keys on your interim occupancy date once all required documentation and initial payments have been completed. This allows you to take possession of your suite even though final closing has not yet occurred.
When can I move in?
You can move into your home on or shortly after your occupancy date, depending on building procedures. Move-in logistics such as elevator bookings and timing may be coordinated through property management or concierge services.
When does my mortgage begin?
Your mortgage begins at final closing, when the condominium is registered, and ownership is legally transferred to you. At that point, your lender releases funds, and your regular mortgage payments begin according to your agreement.
What is final closing?
Final closing occurs after the condominium is registered. At this stage, ownership of your suite is officially transferred, closing costs are settled, and you become the registered owner. This typically takes place several weeks after interim occupancy begins.
How do I set up utilities?
Most services will be active when you move in, but you will need to register for billing before occupancy. You are responsible for setting up your internet and phone services. Instructions will be provided in your closing package. We recommend arranging these services at least four weeks in advance to ensure everything is ready when you take occupancy.
What should I expect after moving in?
After moving in, construction may still be ongoing in parts of the building. You may experience daytime noise, temporary access limitations, or incomplete amenities. These conditions typically improve as construction progresses and the building is fully completed.
