As of May 1, 2025, Tridel was retained as the development manager, construction manager, and sales manager for One Bloor West – marking an important milestone in the journey to revitalize this iconic project.
We are committed to moving this project forward. While we are currently working on a full transition plan for the community, construction will continue as scheduled with an expected interim occupancy start date of Spring 2027. The building is projected to be completed in early 2028.
As of May 1, 2025, Tridel was retained as the development manager, construction manager, and sales manager for One Bloor West. This means Tridel is responsible for successfully completing the construction of the project and transitioning it to an active, fully occupied building.

After a thorough sale and investment solicitation process, Tridel was selected to act as the development manager, construction manager and sales manager to complete the development of One Bloor West.

Construction of the project is ongoing. A review and transition plan for the community is underway and will take several months to complete. Once complete, we will provide an update on next steps, including plans with respect to any potential re-design concepts.

Tridel is diligently working through a transition plan with respect to its management of One Bloor West and is conducting a full review of the project that will take several months to complete. Existing purchasers should have received a communication from Alvarez & Marsal Canada Inc., in its capacity as Monitor, in late April or early May 2025 with information on the engagement of Tridel as the development manager, construction manager and sales manager. This communication includes additional details regarding the engagement of Tridel, as well as contact information for Tridel, the Chief Restructuring Officer and the Monitor.
Tridel is currently working on the transition plan for this community, which will take several months to complete. Once the transition plan is finalized, existing purchasers will be contacted regarding the status of their condominium sale agreement. Tridel will also post updates on the project website, as they become available. We are committed to keeping purchasers informed to ensure transparency and confidence. Construction will continue as planned while the management of the project shifts to Tridel. There is a transition plan in place to ensure that construction is ongoing to meet the expected interim occupancy start date of Spring 2027. One Bloor West is projected to be complete in early 2028.
Our team is confident in our ability to successfully deliver this project and committed to keeping all parties informed on our progress.
We will be occupying part of the boulevard on the streets around the site (Yonge Street, Bloor Street West and Balmuto Street) which will include sidewalks and road lanes during construction. We are aware this can be an inconvenience to some, but please be assured we are working diligently to complete the project as soon as possible.
We are currently working on a transition plan for this community which includes feasibility and efficiency studies, and how best to optimize the project to completion. One Bloor West is currently pursuing 476 condominium suites, in the 85-storey tower. Once the transition plan is complete, further updates will be communicated.
The Initial Order granted by the Court on April 22, 2025, transitioned One Bloor West from a receivership to proceedings under the Companies’ Creditors Arrangement Act (“CCAA”), whereby the project will remain under the supervision of the Court-appointed Monitor, Alvarez & Marsal Canada Inc. FAAN Advisors Group Inc. has been appointed as the Chief Restructuring Officer of the companies to exclusively exercise the decision making authority of the companies. The names of the companies have also been changed to appropriately reflect that Mizrahi Developments is no longer involved in the construction or development of the Project.
Alvarez & Marsal Canada Inc. has been appointed as the CCAA Monitor for the project, pursuant to the Initial Order dated April 22, 2025. Alvarez & Marsal Canada Inc. previously acted as Receiver in respect of One Bloor West, but has now been discharged from this role, provided that it shall remain Receiver for the performance of certain incidental matters required to complete the receivership.
The transition to CCAA proceedings will allow the project to effectively move forward by following a structured, supervised process. During the CCAA proceedings, One Bloor West will be able to market and sell the residential units, to operate, lease and sell each of the commercial components, and to advance certain regulatory matters with TARION, HCRA and other governing bodies.
