Things You Need to Know about the New First-time Buyers GST Rebate

Buying your first home is a big decision. It’s also one of the most meaningful investments you’ll ever make. And now, a proposed change from the federal government could help make that first step more attainable in the Greater Toronto Area.

What Is the First-Time Buyer GST Rebate?

This rebate is a proposed government incentive that would apply at the closing of your new home. The 5% GST you would typically pay on a newly built home could be partially or fully reimbursed at the time you take ownership.

Here are the key details:

• Applies to new homes purchased on or after May 27, 2025

• Offers a full 5% GST rebate on homes priced up to $1 million

• A partial rebate may be available on homes priced between $1 million to 1.5 million

• This is a proposed program and is not yet finalized

• For example, a 5% GST rebate on a home priced at $700,000 could mean $35,000 back in your pocket at the time of closing

With homes in this price range, you may only need 5-10% down to get started, and you could be eligible for the full GST rebate if the proposal is passed into law.
